Building a community
for future generations to prosper.

A place unlike any other.

Now you’ve secured your new home at Fairham, you’ll be wanting to know more about your surroundings. Moving into a new home and community is exciting but naturally, you’ll have questions and may require further information which we hope to address here.

Fairham is going to be evolving over the next few years as we deliver 3,000 new homes, one million square feet of employment, green open spaces and so much more. We have worked hard to deliver the essential infrastructure. Elements of the 606-acre brand new neighbourhood are starting to come to life but there’s more to do.

We have identified several things we think you might like to know about your new community whilst you find your feet and settle into your new home.

Firstly, we have added a news bulletin section to the top of this website, so if you wonder why there’s an unexpected road closure, you can take a look there and easily find what you need to now. You’ll likely need a map of Fairham, so you can catch your bearings. We’ve also provided some information about public transport, local amenities, beautiful nature spots, common area management services, construction site safety guidance and much more. You can also learn more about some of the exclusive benefits available to Fairham residents, all of which can be found below with a handy download section at the bottom of the page.

Your new community.

Fairham Neighbourhood Centre

The Local Neighbourhood Centre for Fairham will host a vibrant mix of facilities designed to meet the needs of it’s residents. The Centre is conveniently located off the main cross roads through Fairham. Two public open spaces are also positioned nearby. From here, new footpaths and cycleways link to the existing local transport network. Fairham’s Neighbourhood Centre will have the traditional character of a small successful village, encouraging and supporting local businesses by providing a flexible layout allowing for future changes in work, retail, health and leisure.

The Vision for Fairham

Later down the line Fairham will also provide for:

  • New Primary school
  • Sports Changing Facility and playing pitches
  • Community Centre
  • Health Facility Site

The timescales of delivery for the school and health centre is dependent upon the local government departments, however, we are anticipating for the new school to be open in the 2028 academic year. The community centre and sports facilities will depend on occupants and local authority requirements, again, we are aiming to have these facilities open by 2028.

In the meantime, you may like to consider local schools for your children

And local GP surgeries

Ruddington & District Choral Society

Residents at the new Fairham neighbourhood are invited to get involved with the choir who meet at Ruddington Methodist Church Hall every Monday evening at 7.15pm.

Chris Bowerman, spokesperson for Ruddington & District Choral Society;

“As well as providing an opportunity to meet new people, singing is a fun and sociable activity. Our rehearsal evenings include a coffee break and once a month we go to the local pub after choir.  In addition, we arrange outings to plays and other local musical events during the year. There are no auditions for the choir and you can come for three weeks before making a decision about joining the Society’, so you can see if it’s for you. Everyone is welcome.”

Ruddington & District Choral Society looks forward to welcoming audiences to St Peter’s Church in November 2026 for what promises to be another memorable concert, made possible in part by the valued support of Clowes Developments who have sponsored soloists for the event.

Nature on your doorstep.

Fairham is nestled within an active corridor of wildlife preservation programmes co-ordinated by Nottinghamshire Wildlife Trust.

Fairham benefits from several impressive nature reserves which are located just a stone’s throw away from the brand new neighbourhood including Attenborough Nature Reserve & Centre, Little Holly Corner, Woodthorpe Meadow, Wilwell Farm and Skylarks. Skylarks Nature Reserves was created in 1982 and is believed to be the first of its kind in England which was designed specifically for the benefit of wheelchair users.

For more information visit the Nottinghamshire Wildlife Trust website.

Get involved.

The Fairham Forum was set up to ensure that the local area and its people are fully engaged and part of the new community being developed at Fairham.

The Forum is made up of representatives from the neighbouring areas of Fairham, local councillors and the Fairham development, design and construction teams.

With newsletters hitting your mailbox twice a year, we’ll keep you in the loop, share information and provide members with direct access to the development team.

Fairham is developing its own identity as THE new neighbourhood in Nottingham, it has its own postcode and one day it is likely to have its own parish council. With this in mind, we would like to invite residents to join the Fairham Forum and help shape the way your new community evolves.

If you have any specific topics you would like raised or if you would like to become a member of the Fairham Forum, please email forum@fairhamlife.co.uk.

Site safety.

Fairham will become a neighbourhood to be proud of, whilst we work hard to deliver our vision, we want to ensure our residents and visitors stay safe. The greatest risk to the general public at Fairham is active construction sites.

Please note: We will confirm, as and when, public open spaces become accessible to residents and members of the general public.

For your safety:

  • Pay attention to any signs that affect the traffic moving around the development
  • Make sure your children are always supervised and keep pets away from any construction areas
  • Watch out for construction traffic and make sure the driver has seen you before you attempt to cross in front (or behind) them
  • Take time to read any safety signage and follow the advice given
  • Take care when walking in areas of the developments where surfaces might be unfinished

It is important that you understand the potential risks associated with living near active construction sites to keep you and your loved ones safe.
