The Fairham site covers a piece of land directly to the south of Clifton, bounded to the west by the A453 and to the east by Fairham Brook. The nearest settlements are Gotham to the south, Ruddington to the east and Barton-in-Fabis to the west.
The Fairham site extends to 244 hectares. This equates to 606 acres, which is the size of 303 football pitches, or 4,848 tennis courts!
Fairham will be a mixed-use development comprising up to 3,000 homes, up to one million sq ft (93,000 sq m) of employment use over around 20 hectares with office space, industrial units, storage and distribution, and a retail centre as well as leisure, community and educational facilities. The outline planning permission, granted by Rushcliffe Borough Council in January 2018, also includes improved infrastructure and transport links.
These will include a new health centre, sports pitches and facilities with changing rooms, community buildings, gypsy and traveller sites and a new primary school. There will also be up to 27,000 sq ft of retail and leisure space; ideal for shops, cafes, bars and restaurants.
The outline plans include provision of a single, 3-form entry primary school on a 3 hectare, 7.5 acre site in the centre of the site.

A number of key themes emerged from the public exhibitions held in November 2019 and January 2020. Some of the most frequently asked questions, alongside our responses, can be found below.
Conditions on local roads during construction and development work will be closely monitored and a Construction Method Statement will be produced before work starts. This will set out service standards that local residents will be able to refer to.
Site traffic will be allowed to use only those routes that have been approved by the Local Authority, marked and publicised in advance.
Local residents will also be able to report any issues to us by phone or email, details of which will be shared in advance. This reporting mechanism will be constantly monitored and responded to in a timely manner.
The proposed works are expected to be delivered in 2021. Throughout this time, traffic will be closely monitored and all appropriate steps will be taken to keep disruption to a minimum.
A contribution for local bus services will be made to Rushcliffe Borough Council. In addition, a route for the future extension of the tram service through the site is being protected.
We are also providing over 4 miles of foot/cycle paths with safe crossings and following feedback from the public exhibitions, further discussions with local cycling organisations will take place.
Following many requests to extend the paths to Clifton, Gotham and Ruddington, these comments have been shared with Rushcliffe Borough Council and Nottingham County Council as they are outside the control of the Fairham scheme. CWC and Homes England are looking to work together with them to explore possible solutions.
Noise, dust, mud and light nuisance will be kept to an absolute minimum throughout all phases of development.
All contractors will have to abide by the terms outlined in the Considerate Constructors Scheme that limits disruption caused by development projects and ensures high standards and best practice are achieved by everyone involved in the project.

Nottingham County Council has identified a need for a 3-form entry primary school at Fairham. This therefore requires 7.5 acres of land to be dedicated for the school together with the provision of the construction cost.
A further financial contribution is to be made to Rushcliffe Borough Council to support Secondary Education as required in nearby schools.
Four traveller pitches with utilities and facilities are proposed to be located in the south west corner of the site – adjacent to the A453 and to the south of Fairham Business Park.
The inclusion of a traveller site is a requirement from the Council who have a duty to ensure that, like the settled community, travellers have access to utilities and services.
Further meetings with representatives of the council and the traveller community will be held.
The most effective methods of drainage and flood prevention will installed to ensure that storm water and sewage are effectively managed and treated in the most sustainable way. This includes a Sustainable Drainage System (SuDS) with attenuation ponds and surface water drainage.
The Fairham development site was taken out of the Green Belt by Rushcliffe Borough Council in 2014. Outline planning permission for Fairham was approved by Rushcliffe in May 2019 and included more than £100 million of new infrastructure improvements, up to 3,000 new homes and around one million square feet of employment space.
